Who you are contracting with
Lodgic is provided by APSAI Properties Limited, registered in England and Wales, number 16047694. In these terms "we" means us and "you" means the organisation or person who has signed up.
By using Lodgic you agree to these terms. If you do not, do not use it.
Lodgic is in beta
We are taking on a small number of organisations at a time and setting each one up by hand. That means:
- We may change how things work, and we will tell you when we do.
- Some parts are still being built, and we say plainly which.
- There is a 14 day free trial. Your plan starts after it, and we will always tell you before anything is charged.
What Lodgic does
Lodgic gives your tenants, guests and contractors one WhatsApp number to message, answers straightforward questions, offers safe self-help, records what was said, raises repairs, and keeps track of safety certificates and, where you use those parts, tenancies and holiday bookings.
What it does not do
- It does not replace your judgement. You remain responsible for your properties, your tenants and your legal obligations.
- It is not legal, financial or tax advice. Figures and dates are there to help you decide, not to decide for you.
- It does not attend emergencies. If someone is in danger they should call 999 or, for gas, 0800 111 999.
- It reads booking calendars, it does not write to them. Blocking a date in Lodgic does not reach Airbnb or Booking.com. A direct booking raises a task that stays open until you tell us you have closed the dates on each channel.
- It does not connect to your bank. There is no Open Banking feed and no reconciliation. Rent, arrears and profit and loss show only what you or your staff have entered or imported, and an arrears figure does not appear at all until someone enters one.
- It cannot fetch a gas or electrical certificate. The energy certificate is pulled from the government register. There is no public register for a gas safety record or an electrical report, so you enter those and we track the dates.
- It does not do the work. It answers the straightforward things, offers a safe self fix where one applies, and routes everything else to a person. A person decides, allocates and signs off.
Your account
- You are responsible for everything done through your account.
- Two factor authentication is required. We will not turn it off for you.
- Tell us straight away if you think someone else has got in.
- Your staff each get their own sign in. Do not share one.

Prices are per month and are what you pay. Going over the properties included on your plan adds the per property rate on the next monthly bill, and dropping back removes it again.
Where we offer a year paid up front, it is twelve months for the price of ten.
Annual plans
A year paid up front runs the full twelve months and is not refundable part way through. The two free months are what you get for committing. The one exception is us: if we stop providing the service, we refund whatever is left.
Changes to price
We will give you at least 30 days' notice in writing before any price change. If you do not want to continue at the new price you can cancel before it takes effect and pay nothing further.
If you are buying as an individual
You have 14 days from the day you subscribe to cancel and get your money back, without giving a reason. Tell us in writing at hello@lodgic.co.uk. We refund within 14 days of you telling us.
If you asked us to start straight away you can still cancel within those 14 days, but we may charge for the part of the service you have used. Once a year has been fully provided the right to cancel ends.
Stopping
- Monthly plans can be cancelled at any time. You keep access to the end of the month you have paid for.
- Annual plans run their term, as above.
- We will export everything for you when you leave, so you keep your own records.
- We may suspend an account without notice if it is used unlawfully, or in a way that puts someone at risk. We will tell you why.
Your information and your tenants'
For your own account information we are the controller. For your tenants, guests and contractors we act on your instructions and you remain the controller. Our privacy policy explains both.
Before we hold tenant information for you, we will put a written data processing agreement in place, as the law requires.
You must have a lawful basis for the information you put into Lodgic, and you must tell your tenants that you use it. We will help with the wording.
What we promise, and what we do not
We will provide Lodgic with reasonable skill and care and try to keep it available. We cannot promise it will never be unavailable, and we do not control WhatsApp, Airbnb, Booking.com or the other services it connects to.
To the extent the law allows, our total liability to you in any twelve months is limited to what you have paid us in that period. We are not liable for lost profits, lost business, or losses we could not reasonably have foreseen.
Nothing here limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.
Changes to these terms
We may update these terms. If a change matters we will email you at least 30 days beforehand. If you do not accept it you can cancel before it takes effect.
The law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
