Send a receipt on WhatsApp and it is filed against the property, ready to allocate. A data quality check lists what is missing across every property, worst first, with a link straight to the field that fixes it.

It does not do the work

It is a customer service assistant and an admin tool. It answers the easy things, triages the rest and puts it in front of a person with the photos and the history attached. You still decide, you still pick the contractor, you still sign it off.

There is no bank feed

No Open Banking, no reconciliation. Rent, arrears and profit and loss show only what a person has entered or imported. An arrears figure is hidden until somebody enters one, because a balance made from payments we cannot see is not a balance.

Gas and electrical are entered, not fetched

The energy certificate comes straight from the government register. There is no public register for a gas safety record or an electrical report, so you enter those and Lodgic tracks the dates and chases the renewals.

Booking calendars are read only

Lodgic reads Airbnb, Booking.com and Vrbo every night. It cannot write back, because those platforms only give that to certified channel manager partners. A direct booking raises a task that stays open until you have closed the dates yourself.

It does not attend, pay or serve notice

It does not handle money over chat, it does not serve statutory notices, and it does not attend an emergency. If someone is in danger they call 999, or 0800 111 999 for gas.

Figures are indicative

A photo estimate is a guide, never a quote. A property value is the last sold price indexed forward with the official house price index, and an area median rent describes the area, not the property. Both are shown with their source and date, and neither is a valuation or advice.

Do tenants and guests need to download an app?

No. Lodgic works through WhatsApp, which they already have. There is nothing to download.

What does Lodgic do?

Lodgic is a customer service assistant and an admin tool. Tenants, guests, contractors, cleaners and inspectors all message one WhatsApp number. Lodgic answers the straightforward things, offers a safe self fix where one applies, triages a repair and routes it to a person to decide, keeps compliance dates in view, and records the whole thing against the right property. The work is still done by people.

Does Lodgic do the work for me?

No, and we would rather say so plainly. It takes the message, sorts it and puts it in front of the right person with the photos and the history attached. A person still decides what happens, chooses the contractor and signs it off. Nothing is committed on your behalf.

Does Lodgic connect to my bank?

Not yet. There is no bank feed and no Open Banking connection, so nothing is reconciled against a bank account. Rent, arrears and profit and loss only ever show figures a person has entered or imported, and an arrears figure is hidden entirely until somebody enters one, because a made up balance is worse than no balance.

Does Lodgic handle holiday lets and changeovers?

Who runs Lodgic and is my data safe?

Lodgic is built and run by APSAI Properties Limited, a company registered in England and Wales, number 16047694. Your data stays in the UK. Each portfolio sits in its own private space, so no client can ever see another's tenants or records, and tenant information is held under a written data processing agreement that sets out exactly what we may do with it and how we keep it safe. Subject access and erasure are built in. Every new account is set up by a real person, not opened automatically, so nothing goes live until we have checked it.
